Basement leaks have a number of potential causes. Your basement water issue could be caused by one of these common culprits, or a combination. Basements leaks happen when water enters the home via penetration. Common sources include foundation cracks, tie ride holes, sill plates, failed weeping tile, window wells, construction joints, leaking mortar joints, and leaking penetrations around pipes for electrical, gas, or plumbing.
Water often leaks through the walls, but it can also come from the floor and the edges of walls. If your home has a failed weeping tile drainage system or malfunctioning sump pump, you can expect to see what through the floor cracks.
Our master waterproofers will thoroughly inspect your property to identify the source of the leak. It is important to note that the apparent source of the problem may not actually be the root problem, and solving it with a sealant will only provide a temporary fix. For permanent basement waterproofing, we identify and waterproof all sources of water leaks. We can repair from the inside or outside.
Cracked or crumbling foundations are common in older Toronto homes, but we also see them in new builds that were not properly constructed or where there is significant foundation settling. Whether you have a concrete, cinder block, brick, stone, or rubble foundation, our foundation repair professionals can fix it. We will identify the issue and select the right materials and solutions to use. With a lifetime transferrable warranty on our foundation repair, you can rest easy knowing it is permanent and any repair needs are free.
In a dense city like Toronto, there are issues that can complicate an otherwise straight-forward repair process. We have the know-how and creativity to navigate around common issues like the proximity of a neighbour’s home or a deck, sunroom, or landscaping that you do not want to be affected by the repair.
It doesn’t matter if your home has an interior crack or an exterior crack – we can fix it. For cracks found in poured concrete foundations, our typical process is to perform a high-pressure injection of a urethane resin or epoxy. There are many crack repair solutions out there, but in our professional experience high-pressure urethane repair is the most permanent, most effective solutions.
For cracks that are only noticeable from the outside, our repair experts will excavate to the bottom of the foundation wall and expose the full-length injection. Provided the foundation is made from solid, pour concrete, high-pressure urethane repair is the right solution. For cinder block foundations and other foundation materials, we generally recommend a membrane repair.
Basement water leaks have a very nasty common side effect: mold growth. If water enters the basement and has no route of escaping, it will stagnate. This may be a huge rush of water due to a rainstorm or flood, it could be a trickle of water from a small crack, or it could even be the result of condensation in a high humidity environment.
Common signs of basement mold include a musty odor, water damage, or black, green, brown, or white spots or patches on the floor, carpet wall, ceiling, or materials in the basement. Mold has many negative side effects, including allergy-like symptoms and breathing problems.
Protect the health of your family – schedule mold remediation from The Crack Doctor. We will perform a top to bottom examination to identify mold and the extent of growth. We will order a complete analysis to identity the cause of mold and permanently eliminate it. Finally, we will safely remove the mold so you can get back to enjoying the space.
A wet basement is a health hazard that can affect the value of your home. We offer a range of basement waterproofing services to permanently remedy your wet basement, including the installation of an internal drainage system, French drain, weeping tile, sump pump, or window wells.
